Description:
Lead Custodian

Performs custodial duties in the Grinnell Mutual buildings and property to create a clean, sanitary, safe, and odor-free work environment for our employees and guests. Assists Custodial Supervisor with the training of new employees and the planning and assigning of work for custodial staff.

Duties/Responsibilities:
Using appropriate equipment, shampoos carpeted areas throughout the building (including halls, entry ways, offices, upholstered furniture and panels). Assists other custodians with advice or help in removal of spots and stains.

Performs general custodial duties including: vacuuming, cleaning, and sanitizing restrooms (urinals, stools, lavatories, fixtures, walls, floors, mirrors, towel dispensers, and waste containers); restocking restrooms (soap and towel dispensers, toilet paper, etc.); emptying wastebaskets, removing trash and recyclable material; and other miscellaneous cleaning such as conference room white boards, tables, chairs, windows, doors, door plates, vents, panels, drinking fountains, and stairs.

Using appropriate cleaning aids and equipment, strips, waxes, seals, mops, and cleans hard-floor surfaces (including bathrooms, hallways and concrete areas throughout the building). Assists other custodians by demonstrating cleaning techniques and procedures to solve floor care problems.

Maintains paper and cleaning supply inventory: inventories and distributes cleaning towels and dust mops from outside service, monitors usage of all supplies to eliminate potential shortage problems, launders cleaning towels and wet mops, orders supplies, and stocks cleaning closets.

Supports and develops custodial services team members through coaching, feedback, and mentoring. Delegates work assignments within the team.

Consults with vendors and distributors of cleaning equipment and janitorial supplies regarding product performance and prices and obtaining information to solve cleaning or equipment problems.

Supervisory responsibilities

Assist the Supervisor of Custodial Services as needed to oversee custodial staff.

Responsibility & decision making authority

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Qualifications:
High school diploma or general education degree (GED) and related experience; or equivalent combination of education and experience. Previous experience leading teams preferred.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to write legibly.

Ability to speak effectively before groups of customers or employees of organization.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Must possess working knowledge of commercial cleaning procedures, including spot and stain ph's and chemical ph's for their removal.

Must possess working knowledge of carpet and hard floor care procedures and equipment including stripping, waxing, sealing, carpet dry & wet extracting, and floor buffing.

Must possess working knowledge of equipment (vacuum cleaner, wet vac, carpet shampooer, wet extractor, dry extractor, grout machine, and floor buffer) and chemicals used, including their proper use and their safety precautions.

Ability to work in a harmonious manner with co-employees and supervisor.

Ability to keep a regular work schedule and maintain regular, predictable attendance.

Ability to work with minimal supervision.

Ability to follow instructions.

Ability to think logically.

Ability to make decisions based on established guideline, personal judgment, experience, and known facts.

While performing the duties of this job, the employee frequently works near moving mechanical parts. The employee is constantly exposed to fumes or airborne particles, toxic or caustic chemicals, risk of electrical heat, and vibration.

The employee occasionally works near moving mechanical parts; in high, precarious places; and in outside weather conditions and is frequently exposed to risk of electrical shock.

The noise level in the work environment is usually loud while cleaning equipment is being operated.
